I have been speaking with Susan De Leon over the years when I would see her sign on a listed property. I would let her know my nearby property was listed FSBO or with another Realtor, but if she brought a buyer, I was offering a sales bonus. I would also ask her opinion and the conversations were always enjoyable, educational and helpful.
Recently, in early 2024, I listed a property with a Realtor. I came to know this Realtor in 2023 as the listing agent on a property I had purchased, but there were Seller apparent valid ownership issues. Closing did not occur and funds were returned to me.
I decided in 2024 best plan may be to list a property with this same Realtor to stay engaged on possible resolution by Seller on the property that didn't close. I was hoping for a 1031 exchange opportunity back to this first property that didn't Close.
After a couple months listed with this Realtor, there was some occasional buyer interest; however, no Offers, not even reduced Offers from builders. I happened to notice Susan had a 'Pending (Closing)' Realtor sign on a property she had listed, directly behind my property on a parallel street. I reached back out to Susan for her review, input and opinion why this seemingly great property I had wasn't receiving any Offers. She discovered some MLS document upload issues and I was aware at listing that the property would only be on one MLS platform, etc.
I had informed my Realtor if no Offer by a certain time period, I would have to consider cancelling and looking at other options. That time period was reached, and I had to cancel my listing.
I listed with Susan same day. The very next day, she had my property under Contract! The Contract Offer was $30K above what I was considering selling for at a reduced builder Offer.
As a prior USAF Vice Commander, I told Susan she was a warrior, and I was amazed at her ability to get an Offer and under Contract in one day. I let the prior listing Agent know about the one-day Offer and Contract and this is how it's done. The prior Agent was in disbelief.
Susan's business approach, energy, conscientiousness, professionalism, and ability to close are all second to none. I will only list for sale with her from now on, or retain only her as my buyer's Agent. I dropped off a Thank You gift for Susan at her Realtor office after the successful Sale Closing. I told the Realtor office staff who accepted the gift for Susan that whatever she was getting paid wasn't enough, and I was extremely happy with the Sale.

I was introduced to Susan through Coldwell Banker's referral process since I had a friend with the same company working out of state. After extensive research, she was determined one of the best in the area and a great match for my house hunting requirements. From the beginning, Susan made me feel at ease and responded to any questions I had professionally and in a timely manner. We had great discussions about my likes and dislikes so there was little ambiguity when listings became available. I felt no pressure from her throughout the process to rush into anything I wasn't interested in or that didn't fit my needs.
Although my first bid was not accepted, we quickly moved on to additional listings with little to no hesitancy. The second house I made an offer on was accepted but Susan had some work to do because it was being sold 'As Is'. Several obstacles surfaced during the termite/WDO and home inspection process but Susan took care of everything roughly within a week's time frame. From my arrival to Florida through closing took exactly 90 days to complete with a 30-day close on the property. I was informed by my realtor friend that this may not have happened with any other realtor. Susan was a pleasure to talk to, easy to get along with, and made my first home purchase fun and seamless (for me at least). She will be selling my house when I move in a few years and I would definitely recommend her for your next home buying/selling endeavor.

You couldn't find a better realtor than Susan. She treats you with upmost priority, making sure everything is done in a timely matter. If she doesn't know the answer, she finds it. Our home went on the market during COVID 19. We had a contract the first weekend that it posted on Zillow. Susan did a wonderful job posting info and pictures of the house. A military family bought the home but couldn't move right away because the military had a freeze on their people because of COVID-19. Susan stayed in touch with us during the 3 month waiting period.
